Message from Director, Nick Stopard

2020 has turned into an exceptionally busy year for the Bristol housing market. Buyer demand has been at it's highest for some years, with the demand for trendy inner-city Victorian houses leading certain Bristol postcodes to be recently labelled the most active postcodes in the UK.

Even before the stamp duty holiday was announced, we were experiencing ‘pent-up demand’ from the spring months that were lost to the lockdown. Once the stamp duty holiday was announced the Bristol market accelerated further, with many buyers who had perhaps been putting off a move, now encouraged to seek out houses that might give them more space, a better finish or that road/area that they have always wanted to live.

Many of the buyers we are meeting are coming from outside of the city, often from London and the South-East, citing a change in priorities now that there is less of a reliance on access to the office, and a bigger focus on extra space to allow working from home. Outside space and more living space are the key priorities, and buyers are leaving London in search of better value for money.

Going into autumn, and following the Government's decision to keep the property market open during the nation's second lockdown, the early signs are that activity levels should remain similar to October. Since the announcement was made, we have received a similar amount of enquiries and bookings for viewings as previous weeks, and with eight new properties launching this week, there are very positive signs of strong activity levels continuing for November.

We have expanded our team considerably over the past three months, employing several experienced members of staff to give each of our clients one designated person who can help with their move in a comprehensive way.

With much of the demand being focused upon interior design-led properties that allow busy professionals to move straight in, we have worked with our three professional photographers to develop the way we present our properties, to show them off to the highest possible level.

Harnessing much of this interior design craving, we have also established an extensive list of buyers via our Instagram page. Our ‘First Look’ email list, accessible via our Instagram page, is growing by an average of 15 people daily, providing buyers who are looking for those stylish interior design led Bristol properties with a 'First Look' of our soon to be marketed properties before they go onto Rightmove and Zoopla. We are looking forward to bringing in several new ideas over the coming year, such as the launch of our podcast, and we will be watching the market closely through lockdown and as we move into 2021.
