STEP ONE
Choosing your solicitor
Once you've signed our terms of sale, the first thing we recommend doing is choosing your solicitor. If we were to give one piece of advice to any of our sellers it would be to pay a little extra for the best solicitor as these are fundamental to the speed at which as sale goes through.

Photographing your home
This is where the magic happens - our magazine quality photography brings your home to life with editorial style images. We love telling the story of your home and will ask you about the life you have built there to give us the very best idea of what its like to live here. We go beyond the bricks and mortar when selling homes.
STEP FOUR
First Look and Portals
We book 80% of our viewings directly from our 20,000 strong First Look email subscribers. Eager buyers actively looking for homes in Bristol. We create a listing of your home and send directlty into their inbox before putting anything out to the traditional portals.
STEP FIVE
Viewings
We get the honour of showing people around your home and telling them about the life they could live there. We don't have any weekend staff and the same person who valued your home from at the beginning shows people around. So no lost details and no time wasted. As with everything we make the viewing experiene as enjoyable and exciting as possible. This could be someone's dream home - and we want to make them love every minute of it.
STEP SIX
Recieving Offers
We recieve offers from interested buyers which get instantly updated on our portal for you to see in real time. This is often the most exciting part of the process. We try to keep level heads and guide you on how viable the buyers making offers are, and advise you on the best route to take.
STEP SEVEN
Searches
This is when your solicitor really start to earn their keep. While there is little you can do from a practical point of view - its really important that you apply some pressure on your solicitors to get things moving here.
STEP EIGHT
Completion Date
The solicitors acting for yourself and your buyers will agree a Completition date which suits both parties. See this as a pencilled in date that allows both parties to plan things like removal companies or any service contracts running on the house. Its a pinky promise that this is when things are going to happen - but its not yet a legally bound date so make sure you don't pay for any removal services or cancel any tenancy agreements at this point.
STEP NINE
Sign Contracts
This is the first legally binding agreement with your buyers. It declares that they are going to pay for your home and have been cleared for all relevant monetary requirements to proceed with this. It also means any deposits placed will be non-refundable.
STEP TEN
Exchange of Contracts
In reality this is the legal statement of the house being sold. It is legally the process of exhc.....

Completion
