Property Description (Our corner of paradise)
This stunning four-bedroom home is arranged over three floors with a spacious open-plan living design. The ground floor consists of a high-spec kitchen with integrated appliances and room for a breakfast table that overlooks the green.
Through the hallway into the living room, the space blends a social dining room area, ideal for entertaining, into a relaxing lounge that benefits from evening sun. The current owners have gone to considerable expense, installing around 3,000 pieces of industrial laminate parquet flooring that leads to the upstairs, which has cloud nine underlay and 60-ounce carpets throughout.
The first-floor houses two double bedrooms, a single and a large, tiled family bathroom with landing that leads through an area ideal for an office space, up to the master suite with ensuite. With a vaulted ceiling sloping uninterruptedly to the corners of the room, this light and substantial space is an ideal sanctuary for the new owners.
French doors lead out onto a calm and peaceful landscaped garden, designed by The Japanese Garden Centre with granite slab paving and granite stepping stones that are surrounded by specially sourced trees and plants. Not just a garden but an outdoor art piece “The granite stones chipping’s represent the sea, and the flower beds the islands of Japan rising out of the sea.”
The property also comes with a garage, adding to the ample storage in the home. To the front of the house, there is a tree-lined rolling field with children’s park, space for sports and activities.
Henry Shute Road is tucked away within Scholars Chase, an area of modern homes in North Bristol, which has been recently developed to satisfy the huge demand for property in the area. Scholars Chase is situated just outside the slightly older Stoke Park and Cheswick Village developments and within reach of older areas such as Stapleton and Filton.
The area continues to grow in popularity, offing much school choice, Colston’s Private school is rated “Excellent” by the ISI and attended by many of the children in the development. While the nearby state school Wallscourt Farm Academy is rated as 'Good' by Ofsted, further enhancing the appeal of the area to families.
The area is situated close to several areas of employment, with many residents working at the nearby MoD, UWE, Aviva or making the short journey to other major employers in North Bristol, such as Rolls Royce and Airbus.
For those who work or socialise in the City Centre, the Metro Bus is the most convent way to travel but if going further the proximity of two train stations is very useful. For holiday flights there are express buses from the north gate of UWE to Heathrow and Gatwick, Not to mention easy to get to Bristol airport. The area is situated close to the M32 so for those travelling to Bristol, London or South Wales by car, the house is very well placed. For residents looking to retreat from city life, the area has a good range of green spaces, from the expansive Stoke Park to the winding paths along Snuff Mills and the Oldbury Court Estate ideal for dog walkers, runners, and mountain bikers.

Our Sellers Say…
Hello Buyers, this is an amazing house in a great location, we consider it the best of the countryside and the city in one. Come and take a walk with your children in the forest, we spend hours in there with our children looking at bugs, unusual stones or leaves. There is a great community and warm welcome, on your after dinner walks you will no doubt stop with someone for tea and chat. In no time at all the children will be running for the swings with their new friends.
The house is so versatile, we have been locked in for a year with covid 19 and the spaces can be whatever you need, from home offices, to school room to nursery. Never have we felt smothered by it, it has been a dream. We cook a lot and the kitchen has been famous whether roasting a goose, flipping pancakes, croissants from scratch this kitchen can do it.
The heating system is amazing we like to keep the house at 22 degrees which is luxury really, there is hot water on tap 24 hours a day. Adjust the setting to how you like it and the house will take care of the rest.
We have a preference for restaurant quality food and so luckily local services Merchant and Degusta deliver the very best produce available. Opening the door as the boxes arrive is much like having rays of sunshine delivered, just stunning.
Energy Efficiency
The house is rated as a ‘B’ for energy efficiency and environmental impact, with the only improvements available to be the addition of solar power to improve to a high ‘A’ rating. The estimated running costs for hot water, heating and lighting are around £441 per year
