'Fishponds has multiple, large green spaces, which is really important to me, including a local nature reserve 2 minutes walk away, two large parks also minutes away on foot, and Eastville Park and Oldbury Court within walking distance too. Everything you need is on your doorstep: supermarkets and smaller shops, the Bristol to Bath cycle path, nearby regular bus routes. It’s proximity to the M32 and the ring road is handy without being apparent. The area, and the Close itself appealed to me for the quiet and friendly feel.
The house is really well placed for two great independent pubs within walking distance. Snuffy Jack’s is a fabulous micro pub, championing local and interesting beers, and a lovely friendly atmosphere. The Star is also a great spot for live music and a huge beer garden to the back. The Kingfisher cafe is another great independent that we enjoyed supporting, on Straights Parade in Fishponds, serving home-cooked food and drink, including plenty of vegan options.’
Rowan Close is a quiet cul-de-sac situated between Lodge Causeway and Fishponds Road. The area is popular with young professionals and families as it benefits from several well-regarded schools and many green, open spaces such as the Oldbury Court Estate and the Coombe Brook Nature Reserve. Areas for activities are plentiful with the Bristol to Bath Cycle Path running through this part of Fishponds. The area has seen several cafés establish nearby becoming very popular, such as The Kingfisher Café and Porto Lounge. For commuters, Fishponds is very convenient with ease of access to the M32 and M4 motorways, as well as just being a short cycle, drive or bus journey into the city centre or to large areas of employment across North Bristol.
The house itself offers a bright, open-plan living space to the ground floor, carefully designed with an attractive Scandi-style incorporating a recently installed Morso logburning stove with a large slate hearth. There are views over a private front and back garden, each offering outdoor space for the new owner to enjoy. To the first floor there are three bedrooms and a bathroom, off a large landing space which also has a pull-down ladder to a boarded loft space which also house a modern Vaillant combi-boiler. The house has a single garage in a block of garages to the end of the cul-de-sac.
The house is offered to the market with no onward chain and our seller has already begun investigating solicitors to begin the conveyancing process.
