Property details

"We've loved living in this flat and on Kingsdown Parade - the place will always be special to us as it was our first owned home together, and the place where we got engaged! During lockdown, the location was perfect for popping out for walks to Clifton Downs or Redland green during lunch breaks, so it made the early days of Covid significantly easier, as well as having the garden. We will miss being so close to so many fantastic pubs (Kingsdown Wine Vaults, Highbury Vaults & Colston Arms are our favourites) and being able to walk everywhere, the best being into the city centre where we both work - we've always been the envy of our friends! The community on the street is rather special, there is a Whatsapp group that keeps neighbours up to date on current events and Kingsdown is a conservation area with fascinating history. We've always been friendly with our neighbours and there is just a great sense of community in the area in general."

Kingsdown Parade runs through the heart of Kingsdown, with grand buildings lining either side of the road. Beautiful grand Gothic buildings are in amongst both Georgian Bath Stone, Victorian houses, and newer builds that make this area so attractive. There are many tree-lined roads, with parks and green spaces, perfect on summer days, such as the green at Redland Church or the University Gardens on St Michael’s Hill. The area is highly convenient being placed in between several hugely popular parts of Bristol. To the north is Westbury Park and the green expanse of The Downs, a short walk up Redland Road. Up the road there are a number of independent shops and cafes, Cotham Hill and further to the larger establishments of Whiteladies Road and Clifton. The local pubs include Kingsdown Vaults, which is a few steps away, The Greenman, as well as the delicious Bulrush. Over to St Michael’s Hill is Beerd, a highly regarded restaurant and Highbury Vaults with real ales and great food. To the south is Bristol City Centre, around a 15 minute walk or a short cycle. To the east is Gloucester Road, running through the popular areas of St Andrews, Bishopston and down into Montpelier, lined with hugely popular bars, restaurants and shops. The area is very convenient into or out of Bristol, with Redland train station just around the corner and several bus routes running in the immediate area.

Upon entry to this stunning apartment, through private French doors, you are met by the living room that offers a great amount of space for both socialising and relaxing alike. Through to the kitchen, countertops and tiles line the walls, with space for a table and chairs. There are two double bedrooms and two bathrooms, with the main bedroom housing an en suite bathroom and opening up onto a front private terrace. The second double bedroom is beautifully light and is currently being used as an office, as well as a second reception room. With an entrance hall currently being used as storage, alongside two cupboards, and an entrance hall, there is a plentiful supply of storage. This flat comes with its own private garden, accessed through the living room, has a patio section and a recently laid lawn, making a fantastic suntrap for those summer months. There is also an allocated off-street parking space that comes with the property.
