Property details

"Our super home on Kensal Avenue has been a fabulous place for us and our young daughter and we will be sad to be leaving it behind us. Having initially moved to Bristol for university I had not ventured south of the river as much but when looking to purchase my first home the area ticked a lot of boxes for reasons to live there. A short easy walk into town if you work there plus you have Temple Meads and the M32 for commuting. As I have worked in Bath during my time living here this has worked well for me. There are lots of green spaces to relax and enjoy such as Victoria Park being our favourite and on your doorstep. North Street, depending on which part can be reached in 20-30 minutes on foot and has an abundance of food, cafes and spots to have a good few drinks. A bit closer to home I’m a big fan of the recently opened Bristol Loaf in Bedminster and of course, the Victoria Park pub which if you haven’t sampled before I would highly recommend! The house itself is modern having been built in 2009 with a bay feature to the front and has solid walls rather than the tappy plasterboard finish you get with most new builds nowadays. It’s very warm in the winter and cool and light in the summer. It benefits from having an off-street driveway so an electric car charging set up could be arranged. We have improved the Bathroom, Kitchen, and outside space by adding a home office and separate studio and a dry-stone wall planter to make the garden a prime feature. This is our favourite space in the property and have loved hosting parties, BBQs and friends staying over the years, with it benefiting from being south-facing and soaking up the sun when we get it. We hope the next owners have as much enjoyment and fulfilment as we have been lucky enough to get from living here."

Kensal Avenue is placed between Bedminster & Windmill Hill, having the perfect combination of independent shops, cafes & restaurants, as well as open green spaces. Towards Bedminster, there is the vibrant North Street, housing a diversity of independents, such as the Albatross Cafe, the highly regarded Kask, as well as Oowee Diner. On from this, the Tobacco factory, a cultural hub of South Bristol, is just a 20 minute walk away with a great line-up of shows. Just a small walk away from North Street, you will find yourself at Wapping Wharf, with amazing eateries including Wild Beer Co., Root and Seven Lucky Gods. A few hundred yards from the property, you will find the vast Victoria Park, which is a hive of activity for families, joggers, dog walkers and those looking to socialise. For commuters and young professionals, the house is also well-located, within easy walking distance of the City Centre and Temple Meads Station and major employers around the Harbourside and Temple Quay. The area also has some well-regarded shops, cafes and pubs, such as The Victoria Park and Park Bakery, with the popular shops and cafes of Totterdown just a short walk away.

Situated a stones throw away from one of Bristol's best parks you will find this lovely three bedroom end of terrace home. Built in 2009 this home fits nicely on the end of the original Victorian row. The ground floor consists of the living room being situated at the front of the home benefiting from the bay window helping to add size and light to the room. At the rear of the ground floor is the fantastic open plan kitchen diner, which provides the ideal modern social space. Rounding off this level is a handy W/C which is accessed from the kitchen. The first floor comprises of two double bedrooms, accompanied by a smaller room which provides the ideal room for a nursery or children's bedroom. Rounding off the upstairs is the newly renovated bathroom which comprises of a shower over bath, W/C, sink and boasts underfloor heating. It is finished in striking fashion with white metro tiles contrasting midnight paint on the walls. The garden is provides a lovely and private area and is South-East facing so is ideal for hosting friends and family or having barbeques in the summer months. Additionally there is a fantastic outbuilding in the garden which is currently being used as a studio and home office which will no doubt appeal to buyers who are now accustomed to modern working methods. At the front of the home you have your own driveway so don't have to worry about finding a parking space!
