Property details

"It breaks our heart to put this place up as every minute here has been perfect, frankly, we want to keep it but have some crazy plans to move around the world for a while. This property is absolutely a premium first home option and it took us years to find somewhere as unique as it. We adore the finishes such as the wooden floors, custom-built kitchen and the unique fireplace that was repurposed from a charity shop in Bath.

The garden is huge and yes it is all yours, the balcony looks directly onto the summer sunset which lights up the inside with a warm orange glow every night in summer. This garden has been amazing for entertaining and our BBQs have been nightly for the entire Spring and Summer. Also, because it is on a south-facing hill, we have grown every kind of fruit and veg. I almost forgot the Sauna! it is staying, we built the perfect lookout location specifically for it and it has 4 years of warranty. I am going to miss it more than the property itself.

If you are pet-people it is a great location and we have had hundreds of dog walks around Stoke park and through Eastville park. You can be on the M32 in under 2 minutes, you can walk to Gloucester Road in minutes, a sub-10-minute Uber ride into the city. Not to mention the new train station 2 minutes walk away connecting you to the rest of the city, this will add another layer of utility to your doorstep.

Eventually, we will be buying another house in the same vicinity (when it comes up) we genuinely would move into another place on the same road when we come back from our travels, but they basically never come up because no one ever wants to leave. There is a local baker and a WhatsApp group where everyone on the road communicates and will lend you a hand whenever you need it."

This Flat is situated on Elmcroft Crescent, sitting on the borders of Purdown, close to the Narroways/Boiling Wells Lane area which can lead quickly to St Werburghs and Ashley Down. The property lies in an ideal position between Ashley Down Allotments and Sir Johns Lane Allotments, adding further to the really green feel of the area. The area benefits from being close to Gloucester Road, in reach of many popular independent shops, pubs and cafés. Local food and drink choices within walking distance include Boston Tea Party, Fierce and Noble and Wiper and True taprooms, The Lazy Dog and a number of choices available on Gloucester Road. For sports fans both The Memorial Stadium and The County Cricket Ground are nearby whilst all the sports facilities of Lockleaze Sports Centre, Horfield Leisure Centre, Filton College and U.W.E. are also close. The area benefits hugely from its proximity to major areas of employment, such as Southmead Hospital, MoD, Airbus and Rolls-Royce and this is a highly convenient residence for anyone who needs regular access to these places, as well as Bristol City Centre via the M32, train from Filton Abbey Wood or a 3 mile walk via St Werburgh’s.

Placed in a popular cul-de-sac that sits on the edge of Purdown, is this beautifully presented one double bedroom garden flat with the added benefit of off-street parking and cellar storage. The apartment is flooded with light through the large windows and spacious rooms. To the front of the property, there is a double bedroom with a bay window and built-in wardrobes, alongside a modern bathroom suite with a shower over the bath. The lounge has a fireplace and French doors opening onto the rear garden, whilst the kitchen with a plentiful supply of countertop and cupboard space runs just off the lounge. Outside the property has a raised deck area which enjoys views towards Bishopston. The garden wraps around the property and has been landscaped with a good sized patio area, vegetable patch and large storage/bike shed. The current vendor has also installed a sauna in the garden, which comes with a guarantee. Accessed through the garden, there is also a cellar that offers more great storage space.
