Devon Road is a popular residential road which runs between Easton and Greenbank, two areas in high demand. Residents of this area are extremely complimentary about the neighbourhood and local community. The area benefits from its proximity to several green spaces as well as Bristol City Centre via the local cycle path as well as two local train stations and the M32, making it very accessible to commuters. However, it is the amenities on the doorstep which have enhanced the popularity of the area. The independent shops and cafés of St Marks Road are a short walk away, with popular venues such as the Greenbank Pub, Este Kitchen and Dela closer still. Families occupy many of the houses in this area, with many still looking to move to the area due to the recent success of the nearby Whitehall Primary, May Park Primary and Bannerman Road Primary Schools.

Our Seller Says…
We have had the pleasure of living in 63 Devon Road for the last 6 years but regretfully it is time for us to move on. The prime location of the house has always been of great use to us. Parking is never a problem, and we're a mere 30 seconds walking distance from the Bristol Bath Cycle Path, with easy transport links into the center and a bustling community close by. An additional bonus to the house's location is that it is a mere stroll away from one of the most welcoming and cheapest public houses in Bristol.
We have friendly, helpful neighbours and have thrived on the real sense of community this area has which is hard to find in the fast modern day city life. The house itself is wonderfully light throughout the year, with the garden being a real suntrap. The beautiful uninterrupted view across Bristol from the rear of the house is truly unique to find in this part of the city, and a delight to wake up to in the morning.

The property is rated as a 'D' for energy efficiency and environmental impact, according to the energy performance certificate. Recommended measures for improvements are wall insulation, low-energy lighting and solar power, which would help improve the rating towards its full potential, around a 'B' rating. The estimated running costs, according to the EPC, are around £862 per year for lighting, heating and hot water.
Our seller has informed us that since this EPC, the kitchen extension has had wall insulation installed around 4 years ago and has insulation in the loft.
