Local Area
Bull Lane is a small development situated in the Crew's Hole area of St George, just a short journey east of Bristol City Centre. The area was once home to several factories with an active waterway to and from Bristol's docks. However, with the construction of more modern houses in the area from 1980s onwards, the area has become more residential with several protected green areas such as Troopers Hill, Avon Woodland Trail and Conham River Park providing a pleasant setting which is not usually found so close to the city centre. For dog-walking and running, the level river path that runs through the area makes an ideal route and lead to a small boat crossing to Beese's Tea Gardens, when it opens in summer. Residents of this area are very close to the café's, shops and restaurants of Wyatt's View, whilst Church Road is also just a walk away. For commuters, the several areas of employment to the east of Bristol's city centre, in the Temple Quay district are within reach, as well as the companies across the St Phillips Industrial Area. Bristol Temple Meads is also a short journey which opens up other cities in commuting distance. Being on this side of the city also allows residents ease of access out to Bath either by car, train, bus or bike – for work or leisure and to some outstanding countryside around the east and south of Bristol.

Our Seller Says…
'This flat has been the prefect first home for us. It is modern, quirky and has lots of personality. Our favourite feature has to be the high ceilings and shuttered windows. We have put so much effort and thought into making this a beautiful home and have loved every second of our time here. We have spent our summers strolling down to Beese's tea rooms or kayaking on the river followed by lunch at the Chequers. We have incredible views of our city from our skylight; we watched the balloon fiesta in August and the snowfall onto Trooper's Hill in the winter. We're surrounded by greenery yet a 10 min drive to Temple Meads or a 20 minute drive to Bath.
We can only hope that whoever chooses this property loves it as much as we have. We will remember it forever as the perfect first home and hope our next adventure brings us as much joy as this has.'

Energy Efficiency
The flat is currently rated as a 'C' for both energy efficiency and environmental impact, according to the energy performance certificate. The only recommended improvements listed at this time were lower energy light fittings.
