Wapping Wharf has fast become one of Bristol's most iconic and desirable settings for living, eating and socialising. The area around Gaol Ferry Steps is now home to several stylish homes, trendy bars and boutique shops within both Cargo One and Cargo Two, which came as two phases of retail and restaurant space, largely occupied for local independent businesses. The area was built on Bristol's harbourside area, across the water from the busier city centre on the area known as Spike Island. Across the river to the south of the City Centre is the Southville and Bedminster area, which offers a range of popular eateries, bars and shops. For commuters, the area is ideal with several major employers just on the doorstep, including Lloyds Bank and Hargreaves Lansdown who are based on the Harbourside along with several major law firms around Redcliffe and Temple Quay and other industries around the centre of Bristol and up into Clifton. Access out of the city from this area is also straightforward with buses running frequently along the adjacent Cumberland Road to Bristol Airport and the nearby A4 and M32 providing access to the M5 and M4 respectively. For those looking for quiet walks there are pleasant routes around the Harbourside but the nearby Ashton Court and Victoria Park also provide expansive green space for running, dog walking and off-road cycling.

Our seller Says
This apartment is on the quiet side of Anchorage, with no disturbance from the shops and eating places in nearby Gaol Ferry Steps. We have never heard our neighbours, whilst there is a very welcoming, helpful and friendly community within the building. Having an Estate Manager always available in an office within the basement Car Park is very useful, should any problems be encountered. Because the building is so well insulated we have rarely found it necessary to use the central heating.
According to our seller, the property has around 245 years remaining on the lease. There is a management charge of approximately £1010 per year, with a ground rent of £300 per year and building insurance of £359.
Located in the middle of the development the flat is on the fourth floor, with access via a lift or stairs.
The apartment should be easy to run as it has an excellent EPC rating with an energy efficiency rating of 'B' as well as an environmental impact rating of 'A'.
