Situated at the heart of Greenbank, on the quiet Gratitude Road, is this spacious double bay fronted period terrace with a fantastic sized rear garden in excess of 60ft. The house has undergone a large amount of refurbishment but still offers potential for extension and further improvement (subject to the necessary consents) into a spacious family home. Upstairs are two good sized double bedrooms and a great sized bathroom. At the rear of the property is an unusually large garden which has pedestrian rear access via a secure gated lane. The area is extremely popular for its quiet and green feel, as well as being home to several well-regarded eateries and social spots such as Este's Kitchen and The Greenbank Pub. The proximity of the well thought-of Whitehall Primary School also adds to the appeal of this area to families. For commuters, the fact the area is serviced by the Bristol to Bath Cycle Path makes for a pleasant and straight-forward journey into the centre by bike or on foot, whilst buses and trains also run frequently nearby. This house is situated on the quiet Gratitude Road at the top end of Greenbank, close to Greenbank Cemetery. This particular pocket of just a few roads is in very high demand. Residents of this area are extremely complimentary about the neighbourhood and local community. The area benefits from its proximity to Bristol City Centre, two local train stations and the M32, making it very accessible to commuters. However, it is the amenities on the doorstep which have enhanced the popularity of the area. The independent shops and cafés of St Marks Road are a short walk away, with popular venues such as The Greenbank Pub, Dela and Este's Kitchen closer still. Families occupy many of the houses in this area, with many still looking to move to the area due to the recent success of the nearby Whitehall Primary and Bannerman Road Primary Schools.
What is Included?
Within the kitchen there is a free standing oven which will be included within the sale. Other furniture and appliances are not automatically included but may be available for separate negotiation.
Our Seller Says…
This is a great street to live on. The residents are respectful and friendly, a feeling which is enhanced by the annual street party. The local amenities are close by and form a major attraction. Within 5 minutes walk are the Cycle path, primary school, bus stop to town, Spar and off-licence. The Greenbank pub, St.Marks Road restaurants (voted best street in UK last year), and Stapleton Road station are all within 10 mins and Tesco, Aldi, Wetherspoon's, Eastville park and St George park are all within 15 mins walk.
For long walks there are the cycle path, Stoke Park, Purdown, Snuff Mills and Royate Hill nature reserve, all easily walkable from the house and it only takes about 25 mins to walk to Cabot circus.
On top of this the area is home to a fascinating display of street art which adds to the feel good factor.
This was my boyhood home and I am delighted that the renovations to the house have worked out so well resulting in a well-equipped, comfortable but still charming home for its second century..
