3 bed End of Terrace SOLD STC
Asking Price £350,000
A naturally three-storey, end of terrace home in Greenbank, with an abundance of character and history. Believed to formerly have been a sweet shop serving the local area, this house has a unique charm, with lots of space over the three stories. Being at the end of terrace, the windows on the side make this house lighter than many, with a private, south-facing garden to the rear also making this house a great option for sun-lovers. The house is in fantastic condition throughout, with the current owners having enhanced several aspects of the property internally and externally, with an especially eye-catching kitchen/diner, bathroom and groundfloor underfloor heating. The location of this house is extremely popular, in a quiet pocket at the top of Greenbank, close to the cemetery. This area is home to several families thanks to the spacious homes, green areas and good primary schools nearby. The nearby cycle path also allows commuters an uninterrupted route into the City Centre. Contact Boardwalk Property Co. to arrange your viewing on 01179898222.

This house is situated at the top end of Greenbank, close to Greenbank Cemetery. This particular pocket of just a few roads is in very high demand. The area is shielded from any through-traffic due to the position of Rosemary Green, Greenbank Cemetery and the Bristol to Bath Railway Path, which surround the area. Residents of this area are extremely complimentary about the neighbourhood and local community. The area benefits from its proximity to Bristol City Centre, two local train stations and the M32, making it very accessible to commuters. However, it is the amenities on the doorstep which have enhanced the popularity of the area. The independent shops and cafés of St Marks Road are a short walk away, with popular venues such as The Greenbank Pub, Dela and Este's Kitchen closer still. Families occupy many of the houses in this area, with many still looking to move to the area due to the recent success of the nearby Whitehall Primary and Bannerman Road Primary Schools.

Our Seller Says…
We've loved our time living in, and renovating this house. Every part of our updating has been done with care and attention to detail. Downstairs in particular has provided a really sociable and comfortable living space; it's going to be tough moving away from the underfloor heating! As mentioned, the community feel of Greenbank is really strong and it's been an amazing place to start our family. The beautiful Greenbank Cemetery is a haven on our doorstep and it is a luxury to overlook it from the bedroom window. We're moving out of Bristol, but if we were staying, this area would still be our top choice!
Awaiting updated EPC. According to the Bristol City Council website the property has 'Very Good' solar power potential.
