This house is situated on New Buildings, a quite little pocket of cottages, just off Thingwall Park in Fishponds. This historic part of the city used to infact be a small village of workers cottages but now forms a hugely accessible and desirable part of Bristol. The area has been extremely popular with its new residents for its quiet, community feel and its accessibility to the rapidly improving Fishponds High Street and several fantastic green spaces, like Oldbury Court Estate, Snuff Mills, Eastville Park and Stoke Park, all situated along the Frome Valley Walkway. For commuters, the area is also very well placed, just a short journey from the City Centre and several major employers in Filton Abbey Wood, Patchway and Aztec West, with several bus and cycle routes available. The area is also popular with families for having several well-regarded schools in the vicinity, as well as great range of spacious family homes with good gardens.

Our Seller Says...
New Buildings is a very special little back water-so convenient for everything but also with fantastic access to green spaces-Its great to be on a fast bus route into town-or the cycle path is also so near. You can walk to Eastville Lake in 10 minutes. Neighbours are friendly and we have all supported each other during these recent difficult times but equally privacy is respected. The house itself is cosy and special-with lots of sunlight-As its so solid its lovely and cool inside during hot weather. Also you hear very little of your neighbours. The garden front and back and having a parking space has been really lovely. I am sad to leave (also Fishponds which is just full of hidden surprises) but plan to move nearer my lovely family who have settled in another area of Bristol after returning from living abroad.
The house is rated as a 'D' for energy efficiency and environmental impact, with potential to improve to a 'B' rating with suggested measures such as increasing insulation. According the Bristol City Council website the house has 'Good' solar power potential. According to the EPC, the running costs for lighting, heating and hot water are around £707 for the year.
